Terms of Service

These terms apply to all websites built, hosted, and managed through ownsite.co.uk ("we", "us", "the service"), operated by Lee James Apps.

1. What we provide

ownsite.co.uk builds and hosts websites for small businesses and individuals. Depending on your plan, this includes a one-page site, a full managed site with admin panel, or a fully custom build. All plans include SSL, hosting on our servers, and a free subdomain (yourname.ownsite.co.uk).

2. Acceptable use

Your site must be for a legitimate business or personal project. You may not use our service for:

We reserve the right to refuse service, suspend, or permanently remove any site that violates these terms — without refund. If you're unsure whether your business qualifies, email us first and we'll let you know.

3. Pricing and payment

One-Page Sites: £99 for the first year, then £49/year. Billed annually via Stripe.

Full Managed Sites: £249 for the first year, then £99/year. Billed annually via Stripe.

Fully Custom Sites: Quoted per project. Payment terms agreed individually.

All prices include VAT where applicable. Payments are processed securely by Stripe — we never see or store your card details.

4. 14-day money-back guarantee

If you're not happy with the service, you can request a full refund within 14 days of your initial payment. No questions asked. After 14 days, payments are non-refundable but you can cancel your subscription at any time.

Important exception: the 14-day guarantee covers your website subscription only. It does not cover any custom-domain charges (registration fees, setup fees, or annual renewals). Domain costs are non-refundable from the moment they are paid — see Section 8.

5. Cancellation

You can cancel your subscription at any time. Your site stays live until the end of the period you've already paid for. After that, the site is taken offline but your data is kept for 60 days in case you want to reactivate. After 60 days, data may be permanently deleted.

6. Your content

You own the content you provide (text, images, logos). By uploading content to our service, you grant us permission to host and display it on your website. You are responsible for ensuring you have the rights to use any content you upload.

We do not claim ownership of your content. If you cancel, you can request a copy of your site files.

7. Our content and intellectual property

The website templates, admin panels, code, and platform are our intellectual property. Your subscription gives you a licence to use them for the duration of your plan. You may not copy, redistribute, or resell the platform or its code.

8. Custom domains

You have two options for using a custom domain (e.g. yourbusiness.co.uk) with your site:

  1. Bring your own domain (free). If you already own a domain, or buy one yourself from any registrar, we will connect it to your site at no extra charge. You remain responsible for renewing it with your registrar, managing DNS, and handling any registrar disputes. We will help you with the one-time DNS setup.
  2. Fully managed domain (charged). We can register and manage a domain on your behalf, including renewals, so you never touch the registrar. The charge is a flat £15 handling fee plus the actual domain registration cost passed through to you at cost (typically £8–15/year for a .co.uk or .com, more for niche TLDs). The same £15 fee applies at every renewal regardless of registration length — for example, a three-year registration pays £15 + three years of registration cost once, then £15 + the new registration cost when it renews three years later. Exact pricing is shown at the point of purchase.

All custom-domain charges are non-refundable. Domain registrations are locked in by the registrar from the moment of purchase — we cannot recover the registration fee, and our setup time is committed once the work is done. This applies whether you cancel within the 14-day money-back window or at any later date. The 14-day money-back guarantee on your website subscription does not extend to domain costs.

If you cancel your website subscription, any domain we are managing on your behalf will continue to point at our service for the remainder of the current paid period, after which we will release it. We will not transfer a fully managed domain to your registrar account on cancellation unless agreed in writing.

9. Availability and uptime

We aim to keep your site online 24/7 but cannot guarantee 100% uptime. Occasional maintenance, server updates, or unforeseen issues may cause brief downtime. We are not liable for any losses resulting from downtime.

10. Liability

We build and host websites. We are not responsible for the content you publish, the accuracy of information on your site, or any business decisions made based on your website. Our total liability is limited to the amount you have paid us in the 12 months prior to any claim.

11. Changes to these terms

We may update these terms from time to time. We'll email you if anything significant changes. Continued use of the service after changes are posted constitutes acceptance of the updated terms.
